TERMS AND CONDITIONS

  1. Agreement The following terms form part of the agreement between Aevum Developments Ltd (referred to as "we", "us", or "our") and the customer (referred to as "you" or "your"). These terms apply to the services and estimates provided by Aevum Developments Ltd.

  2. Date of Commencement Work will, where possible, commence on the date as prior arranged and will be completed, subject to weather conditions, within a reasonable time frame. If detailed dates are provided, Aevum Developments Ltd reserves the right to reschedule the work in case of delays caused by adverse weather conditions. If work is delayed due to the customer’s actions (e.g., the building not being ready on the day of work commencement), Aevum Developments Ltd reserves the right to charge reasonable expenses incurred as a result of such delay.

  3. Access to Property The customer agrees to provide Aevum Developments Ltd with full access to the property to facilitate the works. The customer or a designated representative must be present at the property during installation. If access is required to neighboring or adjacent properties, it is the customer's responsibility to obtain written permission and provide a copy to Aevum Developments Ltd before work commences. The customer also agrees to ensure that all mains services, including electricity and water, are available to facilitate the works.

  4. Waste Removal Aevum Developments Ltd will use designated skips and disposal methods for waste removal. Any materials or waste not covered in the estimate will incur additional charges. Removal of large household white goods items (e.g., washing machines, dishwashers, fridges, and freezers) is the customer’s responsibility. If asbestos is found, its removal will incur an additional charge unless otherwise stated in the estimate. Materials removed remain the property of Aevum Developments Ltd unless otherwise agreed upon with the customer.

  5. Parking The customer is responsible for ensuring adequate parking is available for the work vans. If parking permits are required, the customer must ensure they are arranged and paid for on the day of installation. Failure to provide adequate parking will delay the installation, and any additional costs incurred will be passed on to the customer.

  6. Drawings and Structural Details The customer is responsible for providing any required drawings and structural details unless these are supplied by Aevum Developments Ltd. Any changes to drawings or specifications may be treated as a variation and could result in an additional cost.

  7. Existing Floor and Ceiling Levels The customer assumes that the existing floor and ceiling levels in adjacent rooms are level. Any variations may result in additional work and costs.

  8. Local Planning Consent If any local planning permission, Thames Water build-over agreement, or party wall agreement is required, the customer is responsible for obtaining these before work commences.

  9. Site Security Site security is the responsibility of the property owner, unless otherwise specified in the estimate. Reasonable precautions should be taken to prevent theft of materials and tools.

  10. Payment Upon acceptance of the estimate, the customer agrees to pay a non-refundable deposit to secure the booking. The remaining balance must be paid in full within the time frame stated in the estimate from the invoice date. Aevum Developments Ltd reserves the right to charge interest at a rate of 4% above the Bank of England base rate for late payments.
    Please note that we do not accept payments over the phone. Our preferred methods of payment are "Faster Payment" or BACS. Credit/Debit card payments via PayPal Business are also accepted, subject to a 3.4% processing fee.

  11. Consequential Loss Aevum Developments Ltd is not responsible for any loss not directly attributable to the work performed or the manner in which it was carried out.

  12. Cancellation

    Under the Cancellation of Contracts Made in a Consumer’s Home or Place of Work etc. Regulations (2008), the customer may cancel this contract within 7 calendar days of signing the agreement (or within any extended period stated in the estimate) and will be entitled to a full refund, minus any reasonable administration costs incurred by Aevum Developments Ltd. Cancellations outside of this period will not be eligible for a refund.

  13. Material Price Increases The price of materials is based on the estimate provided. If material prices increase by more than 2.5%, the additional cost will be passed on to the customer.

  14. Insurance

    Aevum Developments Ltd holds valid insurance covering the work carried out. The customer is advised to verify their own insurance to cover any potential damage or liability that may arise during the execution of the work. Aevum Developments Ltd is not responsible for the customer’s insurance coverage.

  15. Customer’s Obligations

    The customer agrees to:

    Ensure the site is prepared for the work to be carried out as per the schedule.

    Cooperate and communicate promptly with Aevum Developments Ltd to facilitate the timely completion of the works.

    Inform Aevum Developments Ltd of any specific requirements or circumstances that might affect the work (e.g., hazardous materials, restricted access).

  16. Health and Safety

    Aevum Developments Ltd will comply with all relevant health and safety legislation while undertaking the works. The customer agrees to ensure that the site is free of hazards that could pose a risk to workers, and any issues related to health and safety must be communicated to Aevum Developments Ltd prior to commencement.

  17. Data Protection

    In compliance with applicable data protection regulations, Aevum Developments Ltd will handle any personal data collected during the course of the agreement with the utmost care and in accordance with its Privacy Policy. The customer consents to the collection and processing of personal data as described in the Privacy Policy.

    Aevum Developments Ltd – Site Policies for Domestic Building Projects

    To ensure a smooth, respectful, and safe working environment for our clients, neighbours, and team members, we operate under the following site policies on all domestic building projects:

    1. Working Hours

    • Standard working hours are Monday to Friday, 8:00 AM to 4:00 PM.

    • We may carry out work on Saturdays, but this is done only when necessary and with minimal noise and disruption.

    • No work is carried out on Sundays or public holidays unless specifically agreed in advance.

    2. Site Management

    • Every site is overseen by a dedicated site manager, who is your main point of contact and ensures all works are carried out to the highest standards of safety, quality, and communication.

    • The site manager is responsible for liaising with you and your neighbours, managing trades, and ensuring the project stays on schedule.

    3. Noise and Disruption

    • We are committed to being considerate contractors.

    • All efforts are made to keep noise and dust to a minimum, especially during early mornings and on weekends.

    • Where particularly noisy works are necessary, we will inform you in advance and aim to complete them during reasonable hours.

    4. Cleanliness and Safety

    • Our teams maintain clean, tidy, and secure working areas at all times.

    • Safety signage, barriers, and protection are used as needed to ensure the well being of residents and workers.

    • We conduct regular site clean-ups to avoid hazards and maintain a respectful environment.

    5. Parking and Access

    • We make every effort to minimise disruption to parking and access for you and your neighbours.

    • If temporary access restrictions are required, we will discuss them with you in advance.

    6. Communication

    • We value clear and consistent communication.

    • Any changes to schedules, access, or work plans will be discussed with you promptly.

    • Our site manager is available during working hours for any questions or concerns.

Neighbour Liaison Policy

We understand that building works can affect not only our clients but also their neighbours. At Aevum Developments Ltd, we are committed to being respectful, considerate contractors and maintaining positive relationships in the communities where we work.

Our Commitments:

  • Advance Notification: We inform neighbours of the start date, estimated duration, and any potentially disruptive work.

  • Minimising Disruption: Noisy tasks are kept to a minimum and carried out during standard working hours only (8:00 AM – 4:00 PM, Monday to Friday, occasional quiet work on Saturdays).

  • Dust & Debris Control: We use dust barriers, cover skips and materials, and maintain clean access paths.

  • Parking & Access: We avoid blocking driveways or footpaths and coordinate deliveries to minimise impact.

  • Point of Contact: A dedicated site manager is always available to deal with any questions or concerns from neighbours.

  • Professional Conduct: Our team and subcontractors are expected to behave respectfully and maintain a tidy appearance on and around the site.
